June Sales Increase as Housing Inventory Continues

to Expand

There were 3,459 home closings reported for the month of June, according to figures provided by Greater Nashville Realtors. This figure indicates an 8 percent increase from the 3,185 closings reported for the same period last year.

“Buyer activity remained strong in June, with closings increasing 8% year over year. As inventory continues to grow, buyers have more choices than they've had in recent years, while steady home prices and rising sales activity reflect a market that continues to create opportunities across Middle Tennessee,” said Jack Gaughan, Greater Nashville REALTORS® president.

Data for the second quarter of 2026 showed 9,929 closings, a 6 percent increase from the 9,312 closings during the second quarter of 2025.

There were 2,763 sales pending at the end of June, compared to 2,621 pending sales at this time last year. The average number of days on the market for a single-family home in June was 51 days.

The median price for a residential single-family home was $537,000 and for a condominium it was $349,945. This compares with last year’s median residential and condominium prices of $528,297 and $340,000 respectively.

There were 15,617 active listings reported for the month of June, according to figures provided by Greater Nashville REALTORS®. This figure indicates an 8 percent increase from the 14,416 active listings reported for the same period last year.

Currently, there are 6 months of available inventory in the Greater Nashville region.
